Chances are yes! Our model is that we buy houses that need some TLC, make the necessary repairs that will make them shine and then put them up for rent. Because many of our houses were renovated in-house and with the intent of a long-term hold we do it right! Getting all the repairs complete up front cuts down on the maintenance, and prevents our renters from having to deal with the headaches that come with maintenance.
How does the application process work?
We always prefer a candidate perform a walkthrough on a property before applying. That way they know first hand what they are renting, and we know you’re invested in the process. Once you decide you’d like to proceed with a property, request an application. We have a 3rd party that performs a credit check and a background check. After the 3rd party provides their findings, a renter is selected and the lease is signed.
Do you allow pets?
Yes, most properties do. When applying ask for a pet addendum and fill it out with your pet’s information.
Can you help me stop foreclosure?
Possibly. The most effective way to end foreclosure proceedings is to sell your house quickly. We can work with you and your bank/lender to negotiate a settlement even if you owe more than the house is worth. Stopping foreclosure proceedings before the auction will help end the collection calls you can retain as much creditworthiness as possible. What if my house needs repairs?
We are accustomed to buying houses that require heavy repairs. We are willing to buy in as-is condition. Property renovations is one of our strengths and we welcome the challenge. For our as-is sellers, we make the selling process as simple and painless as possible.
How quickly can you buy my house?
We can move much more quickly than traditional means. Our model allows you to cut out the for sale by owner ads, showings, and move straight to the inspection and sell. If you’re realistic, we can often give you an offer in a couple days and close within a few weeks, or better yet sell on a date of your choice.
As a seller, what kind of fees should I expect?
For our sellers, we can be very negotiable. If it will make the deal work, we can take the burden of all the up-front and out of pocket costs. This includes closing costs, overdue taxes, existing liens, judgements etc. We have experience with all of it, and are willing to work with our sellers to navigate a deal to closing. We make an effort to be transparent, and have everything included in the contract so everyone knows what o expect, and there are no surprises.
As a seller, will I get a fair price for my home?
We specialize in properties that need work and require renovations. Renovations require materials, time, and labor that all cost money and that is taken into consideration when we make offers. It’s our model to take on the properties and manage the renovations. There is some cost to that work and our offers reflect those costs.
